What do my dues cover?

Direct expenses.

Direct expenses include:

  • Business and income taxes
  • Board of Directors expenses
  • Legal costs
  • Owner magazine costs
  • Insurance
  • Professional and accounting costs

Resort expenses.

Resort expenses include direct staff wages and labor burden, reserves, property taxes, operating expenses, utilities, and insurance. A majority of your annual dues go toward these expenses.

These fees help with:

  • Caring for suites
  • Building maintenance
  • Grounds staff for resort upkeep
  • Updated furniture and appliances
  • Maintenance of resort amenities including pools, tennis courts, and fitness centers

Administrative expenses.

Administrative costs include:

  • Reservations
  • Resort operations
  • Human resources and payroll costs
  • Resort renovation and design
  • Owner services costs
  • Billing and collections
  • Bank fees
  • Accounting
